Chatel, Haute-Savoie, France
La Perle de Savoie is a superb development of 52 new-build freehold apartments, for sale within two rows of inter-connected chalet style buildings in the popular French ski resort of Châtel.
Châtel forms part of one of the largest ski arenas in the world, the Portes du Soleil, connecting twelve Franco-Swiss ski resorts, including Les Gets, Morzine and Avoriaz with 293 slopes (600 km) to explore.
La Perle de Savoie offers a range of options, from studios starting at around €189,00 to four bedroom apartments of up to €956,000 (incl. VAT) with private outside space; each facing in a westerly direction with many benefiting from panoramic views of the mountains. Unit sizes range from 24 sqm to 125 sqm with balconies or terraces ranging in size from 7 -74 sqm.
The buildings are being constructed to high standards, designed in a traditional Savoyard style with natural materials such as wood, stone and slate, and both layout and finishing in each apartment have been well thought through to meet the requirements of discerning residents. Perle de Savoie fuses traditional exteriors, sympathetic to the environment, with contemporary interiors, designed for comfort and to suit today’s demand for functionality, style and quality of life year-round; both inside and out.
The development is well positioned, just five minutes (500 metres) from the Super Châtel lift and close to the centre of the village, providing easy access to shops, restaurants, bars and a wide selection of amenities. On-site, amenities available to owners include a wellness centre; perfect for relaxing after a hard day’s skiing.
A brand new aqua centre opened during summer 2014, bringing the facilities in Châtel up to speed with the French Alp’s most modern resorts. Located in the centre of town, it offers over 2,800 sqm of water and wellness facilities.
The ‘Forme d’O Aquatic Centre’ adds another string to Châtel’s already formidable bow of summer activities. The views from the centre are also spectacular, looking south and west down the valleys, and also north over the surrounding mountains.
Châtel is very accessible and is just 1 hour 20 minutes drive from Geneva Airport. There are plenty of shuttle buses and taxis for those that don't wish to hire a car and drive themselves.

Les Portes du Soleil
In the Portes du Soleil, just one ski pass is all you’ll need to access the 12 fantastic resorts that make up this truly world-class interlinked skiing domain. Châtel, Avoriaz, Morzine, Les Gets, Saint Jean d’Aulps, Montriond, Abondance and la Chapelle d’Abondance on the French side, and Morgins, Torgon, Champoussin, les Crozets and Champéry on the Swiss side. Every single one is waiting for you.
For downhill skiing enthusiasts, the Portes du Soleil offers no less than 200 lifts and 650 km of pistes of every colour — from black and highly technical slopes for experienced skiers to the original and “tasty” Milka mauve piste, devoted to children and beginners.
Due to recent investment, Châtel is a resort that is fast realising its potential as one of the most charming, well-positioned villages in one of the world’s largest interconnected ski arenas. Located within an hour and a half of Geneva and set at 1,200 metres above sea level, Châtel offers access to 2 different sets of slopes, linked to Avoriaz on the French side and Morgin in Switzerland. With 1,300 residents and a spacious lay-out, picturesque Châtel has the air of one of the most relaxed resorts in the Alps.
Châtel
Châtel is a resort for the whole family, proven by the fact that it bears the scrupulously-judged “Famille Plus Montagne” label, putting it high in the list of family-orientated resorts in the French Alps.
The Mouflets day nursery in the village centre is a sight to behold; dressing up, wood cutting, the Milka zone, Piou Piou club and the Jardin des Pitchounes organised by the ski schools, there is so much for little ones to do.
Of course, the older generations are handsomely catered for too; paragliding and under-water diving are available for those of a more lively disposition. For those of a more peaceful nature, there are waterside discovery trails for getting to know the nature. And what alpine village would be complete without a good choice of après ski — pubs, bowling, bars and restaurants, mountain and a discothèque.
The eagerly awaited new lift system which connects Super-Châtel to the Linga ski area opened on the 31st January 2015. This new infrastructure removes the need to take a car or bus from the centre of Châtel if you want to start skiing at Linga, and therefore allows you to ski over to the Avoriaz and Morzine side of the Portes du Soleil considerably quicker as you will no longer have to pass through the Swiss resorts.
Recent innovations for the 2016 season saw the opening of a sleek new aquatic centre, combining an in-door and out-door pools with a kids area, sauna, hamman, gym and treatment rooms, and placing Châtel on a level with leading resorts in the Alps. The season also saw the launch of two new lift systems, opening up a new blue run and enabling skiers to access the French slopes without having to pass through Switzerland. This minimises the need for cars and buses and is set to have an impact on outlying property.
Despite these upgrades, Châtel remains a vibrant rural town at heart, with over 30 working farms dotted around the vicinity. The result is a lovely local culture, where a strong selection of locally-grown produce can be sampled at the town’s numerous, traditional restaurants. Come summer, weekly tastings are held at nearby farms. The summer months also see an influx of fishing enthusiasts and avid hikers, while roebucks are often spotted running through the hills. In the winter, activities include international ski-cross event Le Grand Prix de Châtel, and multiple options for snow-shoeing.

Why invest in Châtel Over the past year or so, more and more international buyers are looking towards Châtel for both second home and investment opportunities. As well as being part of the huge Portes de Soleil ski network, which means the resort is busy throughout both summer and winter, Châtel has a mix of qualities which very few resorts can boast. The luxury property market in Châtel Châtel’s local chalet architecture is unique to the Abondance Valley, with gently sloping roofs and house and stable conversions. Some of the ski chalets in the region are over 300 years old. Close attention to the preservation of the natural surroundings can be felt in the fact electricity and telephone cables have been hidden underground. Yet despite its many advantages, property for sale in Châtel remains well-priced. Average prices for the best new build property in Châtel range between €6,500 to €8,500 per sqm, which is very low for a mainstream ski area in the French Alps. In comparison, Méribel can cost between €12,000 to €20,0000, while property in Val d’Isère can reach €24,000 per sqm for ski-in ski-out properties. The neighbouring resort of Les Gets commands circa €8,000/€9,000+ per sqm for well-located, good quality new-builds, while property for sale in Morzine is even higher, reaching €10,000 per sqm. New build properties here are almost impossible to find. Even though property in these resorts has appreciated sharply in recent years, Châtel has remained something of a secret. With the new infrastructure investment and a select number of new build apartment and chalet opportunities now available, we expect Châtel prices to be increasing to Les Gets level within the next 5 years.
