With striking design by award winning architect Richard Hywel Evans (Studio RHE), each of Zil Pasyon Residences’ exclusive homes have been built as part of the unique Seychelles granite outcrops – carefully inserted into the dramatic coastline. Filtered light is sent deep inside each villa through top-lit swimming pools and rock outcrops surround the black granite geometric shapes.
Featuring spacious living areas and floor-to-ceiling windows, each 3-5 bedroom residence capitalises on the uninhibited, panoramic views of the Indian Ocean that the hilltop location allows for. These breath-taking views can be enjoyed further from each of the properties private infinity pool complete with sundecks and terraces. Each Principal Suite comes with its own private pool.
Owners can work closely with developers during the pre-construction process to enhance the base build of their home in many advanced ways. The interiors are fitted with state-of-the-art technology and the designed, contemporary interior spaces create a seamless transition from indoor to outdoor living. Every detail has been considered to provide luxury of the highest degree, further supported by all the enriching facilities and services of the resort.
Proposed villa sizes range between approximately 700 and 1,416 sqm of built up area, however, there is a degree of flexibility to enable buyers to customise their home to suit their requirements. This could allow a buyer to build an even larger home or combine two adjoining plots to create something rather bespoke.
The eco sensitive designed properties by renowned architect Richard Hywel Evans of Studio RHE will offer ultimate privacy with a minimum of 25 metres between each residence, as well as exclusivity and comfort.
Owners have access to all the resort’s facilities including two restaurants, two bars, a waterside open air cinema, recreation centre, meeting room, the Six Senses spa and a dedicated butler service.
Zil Pasyon offers an optional professionally managed rental programme providing valuable revenue income with a 70/30 split favouring the homeowner. Also, ownership can bring attractive fiscal benefits and residency permits for up to six family members.
Interior design and furniture packages are available to ensure a smooth and hassle free process to property rental. With homes being leasehold and coming with tax benefits and residency permit options, becoming a home owner at Zil Pasyon Residences is a true investment.

A thousand miles off the coast of Africa, the 115 islands of the Seychelles scatter like gemstones across the blue expanse of the Indian Ocean, the perfect destination for a relaxing holiday. These seductive islands offer unspoilt beauty in a natural setting, whether on a flat coral castaway atoll or an island carpeted by rich vegetation and dominated by rugged granite mountains. Winding lanes meander through swaying coconut groves, crystal clear waters lap the shore and, as night falls, intimate candlelit dinners are taken beneath a blanket of stars. With its reputation for a pristine, untouched environment, the Seychelles offer glimpses of some of the rarest species on earth – including the smallest frog, the heaviest tortoise and the Indian Ocean's only flightless bird.
Stepping offshore, the surrounding ocean offers plenty of opportunities for diving and snorkelling amongst iridescent corals and shimmering shoals of fish. The largest Island of the Seychelles, Mahé, is home to the capital Victoria. Sheltered coves and wonderful beaches nestle between the large granite rocks that make this island so enchanting.
Félicité is a 268-hectare (662-acre) private island known for its huge granite boulders.

Weather: The islands of the Seychelles enjoy a year-round warm tropical climate, generally governed by two opposing trade winds. The south-easterly trades blow from May to September bringing drier and windier conditions ideal for sailing. From October to March the gentler north-west trades provide calmer seas but a higher chance of refreshing showers. Scuba divers will find April, May, October and November have the warmest seas and visibility is often 30 metres plus.
