Getting there:

The Seychelles

The Seychelles has 116 islands spread over 788 square miles of the Indian Ocean, four degrees south of the equator and 950 miles north of Mauritius. Only 30 are inhabited, some are coral islands, some volcanic and many designated as natural reserves, a heady mix of raw beauty and exclusivity.

The Seychelles is a delightful combination of African, European and Asian roots with an intriguing history. The country gained independence from Great Britain in 1976 and remains part of the Commonwealth. English and French are both official languages with Creole widely spoken.

The joy of the Seychelles is the variety within the archipelago. Highlights include the island of Praslin fifteen minutes away by plane where the rare coco de mer palm grows in the World Heritage Vallée de Mai and the car-free island of La Digue, home to giant tortoises, colonial-style homes and deserted beaches. Felicite is a tiny granite island covering a little over one square mile. It is a near neighbour to La Digue and famed for its mystical, oversized granite boulders. Dense vegetation including mango trees, coconut palms and banana plantations cover much of Felicite where development has been carefully restricted to preserve the outstanding private island privacy.

Mahé

The island of Mahé is the largest and easily the most developed of all islands. It has the international airport and the world’s smallest capital, Victoria, complete with a replica of London’s Big Ben. The island is 17 miles long by 8 miles at its widest with 70 beaches Mahé is where the majority of the 90,000 population live, mostly in Victoria or on the east coast.

From the high peaks of Morne Seychellois in the northeast to the blissfully natural west coast beaches, Mahé provides activities from snorkelling, diving and jungle walks.  The quiet and wilder west coast is only thirty minutes from the airport with dense forests of coconuts and particularly beautiful beaches including Petite Anse and Grande Anse.

Weather:

The islands of the Seychelles enjoy a year-round warm tropical climate, generally governed by two opposing trade winds. The south-easterly trades blow from May to September bringing drier and windier conditions ideal for sailing. From October to March the gentler north-west trades provide calmer seas but a higher chance of refreshing showers. Scuba divers will find April, May, October and November have the warmest seas and visibility is often 30 metres plus.

Buyers Guide

Ownership of Villas by Non-Seychellois

Non-residents must get permission from the Seychellois government before they can buy freehold property, generally a routine process though it can take several months.

In accordance with the Government of Seychelles (GOS) Villa Policy, September 2013, Non-Seychellois villa buyers will:

  • Be subject to the GOS Sanction received under the Immovable Property (Transfer Restriction) Act of Seychelles
  • Have their application for Sanction processed within 60-days of submission (if in order and accompanied by the necessary documentation)
  • Not have the sanction unreasonably withheld for both initial and subsequent purchases
  • Be subject to a sanction processing fee of 1.5% of the Villa value
  • Be subject to a sanction duty of 3.5% of the Villa value only if the villa is to be privately used, i.e., not returned to the hotel’s rental pool
  • Be subject to stamp duty of 5% of the Villa Value

Gross fees to be considered when purchasing a Waterfront Villa are therefore:

  • 6.5% of the Villa Value if entering the hotel’s rental pool
  • 10% of the Villa Value if keeping the property for personal use only

Any non-Seychellois purchaser of a villa will be entitled to make an application for a Residence Permit to the Government of Seychelles. This is subject to the usual terms and fees and is valid for the purchaser, their spouse and their children who are under the age of 18.

Property Tax: 0.25% per annum of the value of the property. Applicable to all foreign-owned properties in the Seychelles.

Capital Gains Tax: Not applicable!

Payment Schedule:

There are four stage payments when purchasing a Waterfront Villa at Enchanted Waterfront and each is based on a percentage of the agreed total purchase price:

15%     -          Upon signing the Purchase Agreement

20%     -          Upon completion of the villa’s foundation works

35%     -          Upon completion of the villa’s roof

30%     -          Upon completion of the villa and handover of keys

REQUEST FOR TAX & LEGAL ADVICE

Rental Pool – Summary Key Terms:

Owners are only permitted to rent their homes if they are on residential resorts such as Enchanted Waterfront.

  • Homeowners can only rent out their Villa’s through the Resort Rental Pool and cannot do so privately or through any other agency

  • Participants must opt for the Movable Outfit Package which ensures all Villas are kitted out consistently and to a 5* standard. The furniture pack is included in the current price

  • Villas that are part of the Rental Pool Agreement will always be maintained to a 5* standard

 

  • Homeowners are entitled to 4 weeks of free stay in their Villa for themselves or friends and family. Additional weeks can be purchased at a special discounted rate.

  • "Break-Even Rental Guarantee” with no service charges except for utility bills as metered during owner's stay

  • 60% of the final profit generated by Villas in the Rental Pool will be equally divided amongst all Homeowners participating in the pool with 40% going to the resort development company for bearing the risk of operations
