The villa is equipped with a large, fully-fitted kitchen which includes a scullery and a backyard area. Finishes include high quality wooden flooring, plastered walls, air-conditioning in bedrooms, fans in living areas and recessed lighting.
A beautiful tropical garden surrounds the property and the mature foliage ensures total privacy from neighbouring villas. There is direct access to the beach and in fact Desroches, which remains relatively untouched, offers 14 km of beautiful, deserted beaches to explore – many within easy reach, by foot or bike, on either side of the island.
The plot was originally purchased in 2007 and the villa was handed over to the first (and only) owner in 2009. This privately-owned villa has a lease which expires in November 2072. Service charge levies cover year-round expenses for inside and outside maintenance and personalised services can be obtained when in residence. The island is only accessible to villa owners and guests of the stunning Four Seasons Resort (opened in 2018).
The hotel offers two superb restaurants, a boating club, sports club and spa.
Desroches offers exclusivity and privacy that only a remote private island can provide, along with experienced, discreet service. The island is completely private; one of very few in the world being developed by a single developer and operator and it brings new benchmarks for luxury and exclusivity to the Seychelles, to rival those anywhere in the world. Desroches has been listed as one of the ‘Top 10 Remote Destinations in the World’ by Forbes.
Resort & Island Improvement:
The island is reachable by a 35 minutes flight from Mahé; the main island has daily direct flights to all major destinations worldwide.

Desroches boasts one of the world’s healthiest, malaria-free climates as well as being, along with all other islands in the Seychelles, relatively untouched to date by Covid-19 and outside the cyclone belt.
Strewn with coconut trees, the island has 14km of immaculate deserted beaches, allowing blissful peace and tranquillity. Miles of soft, sandy beaches and crystal-clear, blue waters make Desroches a refuge for romance, adventure, and an exceptional family or couples’ destination for diving, snorkelling, fishing, water sport and simply relaxing in the unparalleled beauty and serenity of nature.
Desroches Island forms part of the Amirantes Archipelago, regarded as some of the most pristine and mystique in the world – gems passionately protected by the Government where only sustainable development under one operator per island is permitted under exceptional circumstances.
Desroches, as the gateway to the outer and Amirantes Islands, adjoins a number of virgin islands, which add to the unique travel adventures that can be enjoyed. The developers continue to explore exciting new activities with Desroches as the hub.
Desroches offers a range of experiences, including quiet picnics on the beach, sundown cocktails with friends, encounters with captivating marine life and pampering spa treatments; all in picture-perfect surrounds that enhance every glorious sensation. Set your soul free on a warm ocean breeze to float over an azure turquoise sea.
Costs
As of 2019, quarterly fees of around 4,600 USD are payable to IDC (the company in charge of all outer islands) along with annual fees of 6,900 USD for the island maintenance. These fees cover the regular basic cleaning and airing of the villa, the garden and pool maintenance, water and electricity.
When in residence, the owner (or guest) can ask for daily (or other) cleaning and housekeeping. IDC will provide a quotation for each request so that you only pay for what you use.
Property tax
The Seychelles Government recently introduced an annual property tax for all foreign owners, calculated at 0.25% of the value of the property.
Rentals
The property can be rented out and typically enjoys an average daily rental rate of around 2,000 euros. This can be higher during peak seasons like Christmas and New Year. A proportion is retained by the rental management company.
