St Lucia:

Few Caribbean islands can compete with St Lucia for its standout super-charged natural beauty. Buyers guide

The purchasing process at The Landings is straightforward. Individual buyers require an Alien Landholding Licence, a straightforward process which a lawyer will arrange. The government has agreed to waive the costs of this licence for purchasers of The Final Collection at The Landings.

Homes are reserved by signing a reservation agreement with a deposit of US$10,000, fully refundable prior to the final day of any inspection visit. Buyers then have 30 days to complete legal due diligence before signing the purchase and sale agreement.

Depending on how the purchase is structured legal fees are typically between US$8,000 and $12,000. Sphere Estates can recommend independent and experienced local lawyers.

Once contracts are signed for an off-plan property a 10 per cent deposit is placed securely into an Escrow account with further stage payments due at key stages in the construction period.
