Rental Programme
Owners of the one and two bedroom apartments can use their properties for up to 12 weeks per year over a mix of high, medium and low seasons. The dedicated Owner’s Concierge is available all year round to take your bookings and arrange all services for you and your guests. While you are away, the Wyndham Grand will manage your apartment. Residents will choose a Rental Programme authorising the Four Corners management company to rent out your property and manage it on your behalf.
In the first five years. The buyers can choose between two simple rental options – one that offers a fixed return and another that offers a variable return. In each case, the return on investment, or the return on revenue will always be net of any service charges, fees and expenses. Both options include private occupancy of the apartments by the respective owners for 12 weeks a year.
Owners may switch between options once a year, but must notify the management company of Wyndham Grand Algarve by 30 September in order for the new option to be applied in the following year.

Golden Visa
The Portuguese Golden Visa programme, launched in 2012, has attracted investors with its flexibility, immediate residency benefits, and lower investment requirement – making it one of the most popular programs in Europe. The real estate investor visa program requires an investment of €500,000 in a property and allows the main applicant to also apply for residency permits and citizenship for their immediate family members, including dependent children and dependent parents.
The one and two bedroom apartments at Wyndham Grand Algarve Residences are designated “Touristic properties”. This means that property purchasers benefit from Golden Visa access. Touristic properties are always sold fully furnished and there has to be a designated sole rental management entity who has exclusive rental management rights i.e. the owners of touristic properties cannot manage the rentals of their properties directly e.g. they cannot rent them through platforms such as Airbnb. Touristic properties are usually developments or sub-developments within a Resort comprising several units and they can be unbranded or branded residences managed by a local or international experienced hotel operator.
