St Antoine is a fascinating town fringed by the Indian Ocean on two sides and with access to two idyllic islands, Ile d’Ambre and Ile aux Bernaches. Ile d’Ambre is an islet off St Antoine that is a protected conservation area. It remains untouched with its lush, green and dense vegetation. Residents of St Antoine are free to tour through the mangroves or fish and snorkel in its surrounding waters. A small, flat islet, Ile aux Bernaches possesses all the qualities of a private beach island experience. An easy 10-minute walk from one side to the other, Casuarina trees cluster gracefully in the center of the island while its edges are hugged with white sandy beaches. Surrounded by a turquoise blue lagoon, it is a popular fishing spot with reefs that are close enough to swim to and snorkel around.
Mauritius has recently introduced the Property Development Scheme (PDS) of which St Antoine Private Residence will be one of the first to be realised. This ensures that foreigners have the ability to acquire Mauritian Residency through investing in the development and presents an offshore property investment opportunity that will, in all likelihood, enjoy growth in value. This would be further complimented by the favourable taxation benefits offered by Mauritius, its emergence as a global business hub and its appeal as one of the world’s finest leisure destinations.
St Antoine is 1 hour 15 minutes by car (75 km) from the international airport.Read full details

Buying Guide In 2002 the business-minded Mauritian government introduced the Integrated Resort Scheme (IRS) allowing foreigners to buy freehold properties of at least $500,000 on specific pre-approved five-star schemes. In 2007 this was extended to include smaller developments through the Real Estate Scheme (RES) with no minimum price point. Owners on IRS schemes can qualify for residency and lower rates of taxation. Owners and their immediate dependents can remain indefinitely in Mauritius and pay income tax at 15 per cent with no Inheritance or Capital Gains tax. The Property Development Scheme (PDS) was recently introduced to replace both the IRS and RES and also allows non-residents to buy homes in pre-approved schemes with a minimum of six high-quality homes and a day-to-day management service. To claim residency buyers must still spend a minimum of $500,000. *Properties are sold in Mauritian rupees. Prices shown in other currencies are for guidance only. MUR prices are fixed and include all taxes, legal and administrative fees (including the PDS tax of 5%). All prices exclude furniture pack * Prices in foreign currencies are based on indicative exchange rates
