Buying Guide In 2002 the business-minded Mauritian government introduced the Integrated Resort Scheme (IRS) allowing foreigners to buy freehold properties of at least $500,000 on specific pre-approved five-star schemes. In 2007 this was extended to include smaller developments through the Real Estate Scheme (RES) with no minimum price point. Owners on IRS schemes can qualify for residency and lower rates of taxation. Owners and their immediate dependents can remain indefinitely in Mauritius and pay income tax at 15 per cent with no Inheritance or Capital Gains tax. The Property Development Scheme (PDS) was recently introduced to replace both the IRS and RES and also allows non-residents to buy homes in pre-approved schemes with a minimum of six high-quality homes and a day-to-day management service.
