Property overview

Luxury apartments and penthouses with fantastic ocean views in the charming area of St Antoine in the north of Mauritius.

St Antoine is embedded with Mauritian tradition and authentic country appeal. Only 10 minutes from the hub of Grand Baie there is easy access to everyday convenience and comfort such as private schools, shopping, restaurants, bars, nightlife and fantastic array of nautical activities.

Launched in June 2016, St Antoine Private Residence comprises of 100 luxury apartments and penthouses with 2, 3 or 4 bedroom options available starting from 153m2 to 237.5sqm. The homes depict modern, luxury living featuring beautifully soft colours and using only elegant textures and modern finishes. Exuding both comfort and style, they have been designed to offer the perfect family or holiday home, and an ideal lock-up-and-go solution.

The estate incorporates an expansive clubhouse, resort style swimming pool, kid’s club, deli and bar, lounge area and spa. The waters of St Antoine are perfect for water skiing, paddle boarding, canoeing and kayaking. The fully managed boat yard at St Antoine Private Residence gives owners peace of mind that their boat is looked after at all times.

St Antoine is a fascinating town fringed by the Indian Ocean on two sides and with access to two idyllic islands, Ile d’Ambre and Ile aux Bernaches. Ile d’Ambre is an islet off St Antoine that is a protected conservation area. It remains untouched with its lush, green and dense vegetation. Residents of St Antoine are free to tour through the mangroves or fish and snorkel in its surrounding waters. A small, flat islet, Ile aux Bernaches possesses all the qualities of a private beach island experience. An easy 10-minute walk from one side to the other, Casuarina trees cluster gracefully in the center of the island while its edges are hugged with white sandy beaches. Surrounded by a turquoise blue lagoon, it is a popular fishing spot with reefs that are close enough to swim to and snorkel around.

Mauritius has recently introduced the Property Development Scheme (PDS) of which St Antoine Private Residence will be one of the first to be realised. This ensures that foreigners have the ability to acquire Mauritian Residency through investing in the development and presents an offshore property investment opportunity that will, in all likelihood, enjoy growth in value. This would be further complimented by the favourable taxation benefits offered by Mauritius, its emergence as a global business hub and its appeal as one of the world’s finest leisure destinations.

St Antoine is 1 hour 15 minutes by car (75 km) from the international airport.

Regional info

Volcanic Mauritius surrounded by the world’s third largest coral reef has an exceptionally varied geography. Most visitors come for the white sand beaches – 93 miles of them – but anyone who ventures inland from that beautiful coastline will experience high green peaks, acres of lush sugar cane and outstanding wildlife.

This is the Indian Ocean Island for anyone who wants an active holiday home. As well as all the usual beach activities there is fishing and boating, hiking and horse riding in the Black Gorges National Park and beautiful botanical gardens to explore. Mauritius has been busy building a reputation as a leading golf destination with several former sugar cane plantations offering homes for sale around lush golf courses. In total there are now twelve courses designed by golfing superstars including Ernie Els and Bernard Langer.

Drive along Mauritius’ winding roads and you see colourful Hindu temples next to Muslim mosques and Christian churches. The official language is a mixture of French, English and Creole and the people are overwhelmingly friendly and relaxed. This is a safe and tranquil island that can claim to be a true African success stories. It has a booming economy based on high-end textiles and manufacturing and an international reputation for business efficiency.

The north of the island is the most developed focused on the buzzy prime tourist area of Grand Baie along with the island’s main marina. Many of the smartest hotels cluster on the beautiful beaches of the east coast while the quieter south coast appeals to those wanting a private getaway in fabulous natural surroundings.

Buyers guide

Buying Guide

In 2002 the business-minded Mauritian government introduced the Integrated Resort Scheme (IRS) allowing foreigners to buy freehold properties of at least $500,000 on specific pre-approved five-star schemes. In 2007 this was extended to include smaller developments through the Real Estate Scheme (RES) with no minimum price point.

Owners on IRS schemes can qualify for residency and lower rates of taxation. Owners and their immediate dependents can remain indefinitely in Mauritius and pay income tax at 15 per cent with no Inheritance or Capital Gains tax.

The Property Development Scheme (PDS) was recently introduced to replace both the IRS and RES and also allows non-residents to buy homes in pre-approved schemes with a minimum of six high-quality homes and a day-to-day management service. To claim residency buyers must still spend a minimum of $500,000.

*Properties are sold in Mauritian rupees. Prices shown in other currencies are for guidance only. MUR prices are fixed and include all taxes, legal and administrative fees (including the PDS tax of 5%). All prices exclude furniture pack * Prices in foreign currencies are based on indicative exchange rates
