La Balise Marina is the only residential marina on the island. This unique development is located on the sunny west coast of Mauritius in the sought after town of Black River, close to the renowned Le Morne Peninsula and crystal blue lagoon and offers a choice of apartments and duplexes for sale.

The two and three bedroom apartments range in size from 124 m2 to 173 m2. All have large private terraces and enjoy delightful waterfront locations looking out onto the canals. The premium three bedroom apartments have their own individual mooring points while the other apartments have shared pontoon moorings. The moorings can accommodate boats up to 7.5 metres long.

There are three swimming pools in the gardens surrounding the apartments. An individual plunge pool can be installed as an optional extra in the ground floor apartments.

Fronting the canals, the remaining nine duplexes offer 220 m2 of living space and enjoy generous landscaped surroundings. In 2002 the business-minded Mauritian government introduced the Integrated Resort Scheme (IRS) allowing foreigners to buy freehold properties of at least $500,000 on specific pre-approved five-star schemes. In 2007 this was extended to include smaller developments through the Real Estate Scheme (RES) with no minimum price point.

Owners on IRS schemes can qualify for residency and lower rates of taxation. Owners and their immediate dependents can remain indefinitely in Mauritius and pay income tax at 15 per cent with no Inheritance or Capital Gains tax.

The Property Development Scheme (PDS) was recently introduced to replace both the IRS and RES and also allows non-residents to buy homes in pre-approved schemes with a minimum of six high-quality homes and a day-to-day management service. To claim residency buyers must still spend a minimum of $500,000.
