A choice of beautiful apartments and duplexes at La Balise Marina, a unique development on the west coast of Mauritius.
La Balise Marina is the only residential marina on the island. This unique development is located on the sunny west coast of Mauritius in the sought after town of Black River, close to the renowned Le Morne Peninsula and crystal blue lagoon and offers a choice of apartments and duplexes for sale.
The two and three bedroom apartments range in size from 124 m2 to 173 m2. All have large private terraces and enjoy delightful waterfront locations looking out onto the canals. The premium three bedroom apartments have their own individual mooring points while the other apartments have shared pontoon moorings. The moorings can accommodate boats up to 7.5 metres long.
There are three swimming pools in the gardens surrounding the apartments. An individual plunge pool can be installed as an optional extra in the ground floor apartments.
Fronting the canals, the remaining nine duplexes offer 220 m2 of living space and enjoy generous landscaped surroundings. Each duplex has three bedrooms and two bathrooms, tiled floors throughout, fully fitted bathrooms, fully equipped kitchens, a parking space plus a private plunge pool and mooring for boats up to 7.5 metres long.
The marina’s concept takes its inspiration from Mauritian architecture and expresses it in a modern contemporary way for its coastal setting. All the properties have been designed to harmonise a modern open plan indoor outdoor lifestyle with the beautiful scenery.
La Balise Marina facilities are open to both residents and tourists. There is an array of activities including restaurants, sports centre, spa and swimming pool plus diving, deep sea fishing, catamaran cruises and dolphin watching. Ownership also gives access to the marina facilities including the slipway, boat services and fuel station.
There is a professionally managed rental pool, providing valuable revenue income to villa owners.
La Balise Marina is part of the Mauritian Government’s Integrated Resorts Scheme (IRS). The IRS provides Mauritian residency to freehold property owners and their dependents, which also brings substantial fiscal benefits. To qualify, the investment in a residential property must be over US$500,000.
La Balise Marina is 50 min by car (55km) from the international airport.
Volcanic Mauritius surrounded by the world’s third largest coral reef has an exceptionally varied geography. As well as all the usual beach activities there is fishing and boating, hiking and horse riding in the Black Gorges National Park and beautiful botanical gardens to explore. Mauritius has been busy building a reputation as a leading golf destination with several former sugar cane plantations offering homes for sale around lush golf courses. In total there are now twelve courses designed by golfing superstars including Ernie Els and Bernard Langer.
Drive along Mauritius’ winding roads and you see colourful Hindu temples next to Muslim mosques and Christian churches. The official language is a mixture of French, English and Creole and the people are overwhelmingly friendly and relaxed. This is a safe and tranquil island that can claim to be a true African success stories. It has a booming economy based on high-end textiles and manufacturing and an international reputation for business efficiency.

Many of the smartest hotels cluster on the beautiful beaches of the east coast while the quieter south coast appeals to those wanting a private getaway in fabulous natural surroundings.
In 2002 the business-minded Mauritian government introduced the Integrated Resort Scheme (IRS) allowing foreigners to buy freehold properties of at least $500,000 on specific pre-approved five-star schemes. In 2007 this was extended to include smaller developments through the Real Estate Scheme (RES) with no minimum price point.
Owners on IRS schemes can qualify for residency and lower rates of taxation. Owners and their immediate dependents can remain indefinitely in Mauritius and pay income tax at 15 per cent with no Inheritance or Capital Gains tax.
The Property Development Scheme (PDS) was recently introduced to replace both the IRS and RES and also allows non-residents to buy homes in pre-approved schemes with a minimum of six high-quality homes and a day-to-day management service. To claim residency buyers must still spend a minimum of $500,000.
Benefits to owners
The Integrated Resort Scheme (IRS) allows foreigners to purchase freehold property in the few approved developments such as La Balise Marina, with the added attractions of automatic residency for the owner and immediate dependents, 15% income tax, no capital gains tax and no inheritance tax.
