Volcanic Mauritius surrounded by the world’s third largest coral reef has an exceptionally varied geography. Most visitors come for the white sand beaches – 93 miles of them – but anyone who ventures inland from that beautiful coastline will experience high green peaks, acres of lush sugar cane and outstanding wildlife.

Drive along Mauritius’ winding roads and you see colourful Hindu temples next to Muslim mosques and Christian churches. The official language is a mixture of French, English and Creole and the people are overwhelmingly friendly and relaxed. This is a safe and tranquil island that can claim to be a true African success stories. It has a booming economy based on high-end textiles and manufacturing and an international reputation for business efficiency.
The north of the island is the most developed focused on the buzzy prime tourist area of Grand Baie along with the island’s main marina. Many of the smartest hotels cluster on the beautiful beaches of the east coast while the quieter south coast appeals to those wanting a private getaway in fabulous natural surroundings.
The South Coast
One of the island’s finest golf courses is at Heritage Villas Valriche, a 525-acre resort in the gloriously natural and undeveloped Savanne region in the southwest. Well-designed detached, plantation-style villas are based around an 18-hole championship course with wide sea views. There’s a separate 9-hole par 3 course along with established top-quality sports facilities and restaurants as well as neighbouring five-star hotels.
This is Mauritius’ most peaceful unspoilt coast, carefully protected from over development with sensitive, low-level architecture. The international airport is within forty minutes and Port Louis is one hour away.
Buying Guide In 2002 the business-minded Mauritian government introduced the Integrated Resort Scheme (IRS) allowing foreigners to buy freehold properties of at least $500,000 on specific pre-approved five-star schemes. In 2007 this was extended to include smaller developments through the Real Estate Scheme (RES) with no minimum price point. Owners on IRS schemes can qualify for residency and lower rates of taxation. Owners and their immediate dependents can remain indefinitely in Mauritius and pay income tax at 15 per cent with no Inheritance or Capital Gains tax. The Property Development Scheme (PDS) was recently introduced to replace both the IRS and RES and also allows non-residents to buy homes in pre-approved schemes with a minimum of six high-quality homes and a day-to-day management service. To claim residency buyers must still spend a minimum of $500,000. Benefits to owners The Integrated Resort Scheme (IRS) allows foreigners to purchase freehold property in the few approved developments such as Villas Valriche, with the added attractions of automatic residency for the owner and immediate dependents, 15% income tax, no capital gains tax and no inheritance tax. Services The villas are fully furnished and equipped and they offer free internet access and satellite TV channels as well as daily cleaning and 24-hour Concierge service. Services of the kind usually offered in world-class resorts shall be available to occupants of villas as follows (these are a preliminary list of services and may be subject to change). Acquisition Steps Signature of the CRP (Contrat de Réservation Préliminaire) Preliminary reservation agreement between the buyer and the IRS Company (the vendor). Approval by authorities Upon receipt of the required documents from the buyer, the vendor will submit an application for IRS acquisition to the Board of Investment (BOI) of Mauritius (on behalf of the buyer). Signature of the DOS (Deed of Sale) Once the BOI approval letter is received and all other relevant acquisition criterias have been met, the buyer and vendor shall proceed with the signature of the sale agreement before the notary in Mauritius. Terms of payment The total purchaser’s cost (as shown on our price list) consists of the selling price + registration duty + other costs (notary fees & administrative costs). Schedule of payment The buyer will make staged payments in line with the government-regulated VEFA system (Vente en Etat Futur d’Achèvement) throughout the process of construction. Performance of the rental pool is on the rise, with an occupancy level in 2016 upwards of approximately 45%, with close to 50 villas in the pool. Allocation of rental revenue 100% of the revenue generated by the rental pool operations is distributed as follows: Maximum of 50% to operator (Heritage the Villas) Minimum of 50% proportionally divided to rental pool villas The rental revenue is estimated to increase by 10% over the next 5 years with an average monthly rental around Rs. 66,000.
