Sistiana, Duino, Trieste, Italy
A superb range of studios, and 1 to 3 bedroom terraced apartments for sale overlooking the Adriatic Sea at Portopiccolo; a luxury marina, beach and spa development in Sistiana near Trieste.
Portopiccolo is a residential resort on the Gulf of Trieste in Italy. This new addition to the Italian coastline is set into the cliffs with spectacular views of the Adriatic Sea. At its heart is the 5 star Falisia Resort & Spa, a 65 room Starwood Hotel. Portopiccolo also features a 121 berth marina with yacht club, an exceptional 3,995 sqm (43,000 sq ft) spa and hamman with pools, gym and exercise room, a beach club, a choice of infinity swimming pools looking over the sea, a variety of restaurants, bars and a shopping street with an elegant promenade of fashion and design boutiques.
Portopiccolo is not only a residential community, it is a marina village, cleverly built into the side of a disused horseshoe shaped quarry, ensuring every home has a sea view, by using innovative engineering and architecture, combined with cutting edge technology, services and eco-sustainability (geothermal and solar energy systems, hanging gardens, green roofs and underground car parks, with zero polluting emissions in both water and air). In Portopiccolo there is no traffic, pollution or noise, nonetheless you can drive right to doorstep because all parking (over 1,000 spaces) is hidden beneath the properties.
When complete, there will be around 434 properties, including Terrace Apartments, Village Apartments and Villas. However, even in peak times, Portopiccolo never feels crowded.
Two checkpoints, positioned at the entryways of Portopiccolo, ensure residents’ and guests’ security 24/7.Â
The Terrace Apartments, set high above the village and marina, offers a choice of properties, all with panoramic views, from studios to 3 bedroom apartments. Sizes range from 46.68 sqm to 195 sqm with terraces of up to 112.29 sqm. All have cellars. These modern, flat roofed properties are covered with typical local stone and are built on wide terraces. They are connected by handy vernacular lifts for easy access to the village centre, beach and resort amenities and designed with the latest comfort and technology in mind.
The apartments offer spacious living areas with ample bathrooms and terraces. Sliding doors provide fantastic natural light to fill the rooms as well as direct access onto the wooden decked terraces overlooking the sea. There is also a communal garden level which is exclusive to Terrace Apartment owners.
The properties have direct access via lifts between the underground car park, where every owner can have a private and secure garage, and their floor level. Owners here also benefit from direct access to the Sky Pool area, a private area with infinity pool, decking and sun loungers at 60 metres above sea level with incredible views over the entire development and the sea beyond.
There are also secure ‘lock-up’ storage facilities for owners to keep their personal belongings when not in residence.
Portopiccolo offers a professional Rental Programme so that owners may enjoy rental income when not using the property themselves. Portopiccolo also offers a guaranteed minimum return, subject to personal usage.
A professional team is in place to clean and maintain the common areas. Housekeeping and maintenance services are also available to home owners through private providers.Â
The resort is ideally situated within 20 minutes from Trieste and 1 hour from Venice with their international airports. It is close to the borders of Slovenia and Croatia with easy access to Germany and Austria.

Venice should be on everybody’s Bucket List of places to visit.
There is also a wealth of things to do and see close by, including historic towns and coastal resorts in Croatia and beautiful cities, caves, lakes and rivers in Slovenia.
