Casale Il Tufo sits in a privileged position on a hilltop surrounded by its vineyards and olive groves with 360° views over some of Tuscany’s most scenic landscape.  The estate is currently an active holiday business. The estate offers an excellent investment opportunity for those seeking either to enter into the wine business or tourism. The family who have owned the property for many years have established not only a successful wine business but also a flourishing seasonal trade of holiday makers, who enjoy staying on an authentic working farm or azienda agricola.

 There are three properties within the estate as well as various barns and out houses. The main house dates back to the 1800s and has been completely restored and converted into 6 apartments, a reception sala and a small wine shop. The apartments all have a kitchen and 1 or 2 bedrooms. The interior is in keeping with a traditional Tuscan farmhouse with cotto floor tiles, wooden roof beams, stone and marble frames and furnishings with many of the apartments featuring grand antique fireplaces. The main farmhouse has around 600 sqm of floorspace over 2 floors. There are 12 bedrooms and 10 bathrooms.

The second largest building is the cantina with around 280 sqm of floorspace. The cantina has state of the art production facilities and the equipment for the pressing, fermenting in temperature controlled silo’s, filtering, refining and bottling. There are a further 2 small cellars which have been carved out of the 'tufo' rock face below the estate, which is traditionally renowned for being the perfect rock type for underground cellars. Both of these cellars are used for ageing and refining some of the more prestigious labels produced by the estate.

The third building measures approx.120 sqm and is used as offices to manage the wine and tourism businesses. There is also a 220 sqm garage for the tractors and machinery, a 90 sqm room for olive oil storage, as well as other various barns and stone outhouses.

There are around 3.5 Ha of grounds around the farmhouse which consist of gardens, swimming pool area, children’s play area and a tennis court.

The estate spans 43 Ha and is composed of some10 Ha of vineyards, 20 Ha of arable land (usually used for sunflowers but can be transformed into vineyards if required), 4 Ha of olive groves, whilst the remaining land is mixed forest.

The current owners have created a good business with the wine production focusing on a relatively small production of a high quality wine. They have obtained the DOCG status authenticating the quality of their Chianti blend and they also produce an excellent Super Tuscan IGT. At present there are 10 Ha of vineyard which allow an annual production of approx. 80.000 bottles per year. Production can be significantly increased as there are 20 Ha of arable land that could be converted into vineyard.

Florence airport is around 40 km (25 miles) and Pisa airport is 75 km (45 miles) from Castellina in Chianti.
