Toile Blanche is a gated and secure domain and the reception is staffed 24/7. There will be 20 furnished suites, which comfortably sleep up to 4 adults, when complete. The architect designed extension to the existing and charming hotel will enjoy magnificent panoramic views over the hills. Every suite at Toile Blanche includes a built-in kitchen with mini bar. Internal measurements range from 45 sqm to 70 sqm with terraces from 14 sqm to 36 sqm. Some boast a private plunge pool measuring 5 x 2m.

The scheme is eligible for VAT refund and will be managed by Toile Blanche under the French LMNP (Non-professional furnished lettings) scheme.

The suites will be elegant and refined and furnished in a contemporary yet warm style. The furniture will be of the highest quality, made of natural materials to bring a sense of comfort and relaxation.

All of the suites and apartments will be fully managed and maintained by the Toile Blanche estate management team with 5* concierge and housekeeping services.

The rental programme is compulsory; however, owners will have the option to choose between two rental schemes:

OPTION 1 offers a guaranteed fixed rental return (up to 3.8% net pa). This option allows for up to eight-weeks personal usage each year (note: personal usage does affect the net yield).

OPTION 2 offers a variable return linked to room revenue. This option comes with unrestricted personal usage options and may generate a higher or lower rental yield depending on personal usage.

Owners benefit from 5* hotel facilities including an outdoor swimming pool with sun loungers, a fire pit and pool bar; a fine dining restaurant; a breakfast and tapas bar; and a Speakeasy bar, hidden within the estate where suite owners have membership. There will also be a wellness centre which accommodates one couple at a time. This will include a hamman, plunge pool and sauna plus a yoga platform at the end of the vegetable garden facing the hills.

A new art studio and gallery, centrally located, will form the creative heart of Toile Blanche. During the summer artists will be invited to spend time at the hotel and mix with owners and guests during their stay.

Owners will receive a membership card offering a range of benefits and privileges:

  • Wellness facilities – free of charge to use by owners
  • Exclusive discounts on massages and beauty treatments
  • 20% reduction on all Food & Beverages
  • Access to the secret bar, where members are allowed to invite guests
  • Personal invitations to art events organised by Toile Blanche

Owners will also be able to collect points when referring friends and family. These points will have a cash value which can be spent within the resort.

Regional info

The Côte d'Azur has been a playground for the rich and beautiful since the 1950s and remains so today - especially its most stylish resorts at Nice, Cannes, St-Tropez and Monte Carlo. Saint-Paul de Vence is situated only 20 minutes from Nice International Airport, less than 30 minutes from Cannes, 40 minutes from Monaco.

Luminaries from Picasso to Christo, Yves Montand to Roger Moore, Jacques Prévert to James Baldwin, The Rolling Stones to Mika all adore, or have adored, the mythical village of Saint-Paul de Vence. Far from being pretentious, Saint-Paul de Vence incorporates discrete luxury.

Although the warmest months fall between May and September, February is a particularly lovely time to visit - when Mimosa blossoms create a riot of colour against a backdrop of sparkling blue water.  It is easy to see why the clear light of the area attracted so many artists - from Matisse and Chagall, to Picasso and Cocteau.

In terms of activities, there is something for everyone.  The area's rich artistic heritage has given rise to a wide range of galleries (over 150 in fact), whilst a sandy beach shaded by umbrella pines - and home to every kind of water sport imaginable - is never far away.

The Côte d'Azur is also a treat for food-lovers - the choice of cafes and restaurants, each serving its own take on the area's sun-drenched cuisine, is simply endless. For an intimate atmosphere, inventive menu and friendly service, When you are not eating in the hotel's restaurant, Raymond, try La Fontaine in Saint Paul.

As one would expect, getting there is straightforward - the region is served by Nice Côte d'Azur airport and a second, smaller airport at Mandelieu.  Once in situ, getting about by car or train is easy, whilst the towns are best explored on foot.

Buyers guide

Why Côte d’Azur?

  • 15 million tourists per year visit the French Riviera.
  • It is the second leading tourist destination in France and France attracted 89 million foreign tourists in 2017, making it the most popular tourist destination in the world.
  • The Côte d'Azur, 115km (71 miles) of coastline and beaches, benefits from 300 days of sunshine per year.
  • It encompasses 18 golf courses & 3,000 restaurants.
  • Each year the Côte d’Azur hosts 50% of the world’s super yacht fleet, with 90% of all super yachts visiting the region’s coast at least once in their lifetime.

What is the process of reserving a suite?

  • The process is simple and sound: We send you a reservation contract. You sign both copies and return them to us, who counter signs them and returns your copy. During this period you remain free to withdraw from the purchase.
  • Upon reception of the countersigned reservation, the “SRU law” allows a 10 day cooling off period to buyers where they can still use their right of withdrawal. Even after this 10 day period, you still have the right to cancel, get your refund if e.g. you are refused your mortgage application or if the mortgage that you obtain does not match the criteria you were expecting i.e. lower LTV (loan to value), change in rates.
  • Deposits are secure, since all deposits are held in Escrow by the appointed notary and these deposits are fully refundable should something go wrong.

Rental income – Investors receive an index-linked guaranteed annual income, normally paid once a year whether the property is occupied or not. The income is index-linked. Each year, the income should actually increase, making it easier for buyers to repay their mortgage. Buyers are not exposed to fluctuations in the tourist market as returns are guaranteed irrespective of occupancy.

VAT refund – Purchasers are entitled to a refund of 20 per cent French VAT (for a new property) on the purchase price.

Management and maintenance - The properties will be fully managed, inside and out, and maintained by the management company, which is Toile Blanche Residences. Maintenance services include: general maintenance, repairing and replacing furniture, fixtures, equipment, defective parts for electrical installations and equipment, water supply and distribution systems, wastewater treatment, air conditioning systems, 24/7 security, cleaning and gardening, pest control, pool cleaning, Suite Apartment and common facilities insurance and provision of guest amenities like linen, towels, and toiletries in each Suite Apartment.

Furnishing - The property is acquired furnished. Buyers are offered a furniture package by the management company.
