Les Deux Alpes is a friendly resort for snowboarders and for freestylers in general. Les Deux Alpes has the largest skiable glacier in Europe and is France's second oldest ski resort behind Chamonix. It also now has Les 2 Alpes Freestyle Land at 2,600m that includes the snowpark on the glacier with a half pipe and super pipe, and a family park.
With guaranteed snow cover, long cruisy runs and with around 134km of pistes served by 43 lifts, Les Deux Alpes is a near perfect ski resort.
The ski area is set to grow when the hotly anticipated alliance with Alpe d’Huez, due to take place between 2021 and 2023. An 18-pylon gondola between the resorts will create a giant three-resort area (Les Deux Alpes is already linked to La Grave) with three glaciers. When the gondola opens, Les Deux Alpes will be thrust into the upper echelons of world-class ski areas.
From Les Deux Alpes village, a choice of lifts gives main mountain access. The most important of these is the Jandri Express gondola that ascends all the way up to the foot of the glacier. Due to the unusual shape of the mountain, some of the most difficult runs are actually found at the bottom, while the top is largely given over to easy blues.
The resort also caters for intermediaries whilst experts can hire a guide and then hike or snowcat off the shoulder of the glacier and explore the long and sometimes extremely demanding off-piste runs that lead from the 3,568m Dome de la Lauze down to the old climbing village of La Grave.
In summer, Les Deux Alpes becomes a popular venue for downhill and freeride mountain biking, with access to the glacier via the Jandri Express gondola lift, with a yearly event named "Mountain Of Hell". This opens up a vertical mile of trails down to the resort and an even bigger drop to the Barrage du Chambon. Les Deux Alpes has featured in several Tour De France stages. Boasting the largest skiable glacier in Europe, summer skiing in Les Deux Alpes takes place between 2,800m (9,186 ft) and 3,600m (11,811 ft) on the Girose and Mont de Lans glaciers above the resort. The 110 ha (272 acres) summer ski area is open between June and September.
1. Acquisition in “classic” primary or secondary residence
2. Acquisition of a second home with the signing of a commercial lease allowing the recovery of VAT on the purchase of the property
You acquire your property including tax and take full advantage of it.
If you want to occasionally rent your property to earn income, the demand for properties in Les Deux Alpes is high. Whether you rent directly or through an agency, the status of furnished rental company is available to you. It allows you to depreciate your property and thus to tax your rental income.
With commercial lease:
You acquire your property in full ownership and immediately entrust its management, under a 9-year commercial lease, to a company specialising in tourist accommodation. It is this commercial lease that allows you to recover the 20% VAT on the purchase of your property.
In this lease, you can reserve up to 6 months of occupation for yourself or your family to take advantage of your apartment. Outside these reservation periods, the company rents your apartment by paying you rents.
Warning: These rents are considered to be taxable as property income from which you must transfer 10% VAT and your periods of personal occupation are to be declared as "rent in kind" taxed at 75% of the public rental price. The reimbursement of VAT on the acquisition is definitively acquired after 20 years.
To reserve an apartment, a 5% deposit is required.
