General regional location
Les Deux Alpes is one of the French Alps’ best-known high-altitude resorts. The ski area reaches up to 3,600 metres and approximately 75% of the terrain above 2,000 metres, helping to underpin one of the longer seasons in the Alps. Winters are naturally the prime draw, but the higher slopes also support late spring and early summer skiing on the upper mountain, while the warmer months bring hiking, cycling and mountain exploration in a striking glacial landscape. Nearby Écrins National Park adds another layer of appeal, with over 150 peaks above 3,000 metres, around 2,500 plant species and wildlife including ibex, chamois, marmots, golden eagles and bearded vultures
Les Deux Alpes
Les Deux Alpes offers more than just skiing. The resort has a lively, practical centre with a broad mix of restaurants, bars, pubs, ski shops, boutiques, local produce stores and everyday services, giving it a much more rounded feel than a purely seasonal station. There is a vibrant social side after dark, with terraces, bars and nightlife helping to keep the resort animated well beyond the slopes. In winter, the skiing and snow park are the obvious headline attractions; in summer, the resort shifts into a well-established mountain base for hiking, trail running, cycling, golf and mountain biking, including one of the better-known bike parks in the Alps.
Foreign buyers: in broad terms, non- residents can buy property in France, but tax, inheritance and financing implications vary by nationality and personal circumstances, so specialist legal and tax advice is recommended before exchange.
With most new-build apartments, the transaction is usually documented through VEFA (sale in future state of completion). Buyers typically sign a reservation contract, benefit from a 10-day cooling off period, and then complete before a notaire, who authenticates the deed. VEFA payments are generally staged by construction process.
On a new-build purchase in France, acquisition costs are typically lower than resale property, often around 2-3% rather than 7-8% in the older market. Ongoing ownership costs can include taxefonciere, coproipriete charges and insurance; taxe d’habitation may also apply to second IFI (French real-estate wealth tax).
